92130 Carmel Valley
Schools: The schools in 92130 (formerly known as Carmel Valley) are a big draw for families.  All of Carmel Valley's elementary schools rank at or near the top of San Diego's 416 public elementary schools in the Academic Performance Index (API).  Most of the residents attend Carmel Valley Middle School, ranked #1, and all four of the high schools are ranked in the top 10 countywide. All the communities are within the Del Mar and Solana Beach school districts, except Torrey Del Mar and Vicinity which is within the Poway School district.  There are also many private schools available in the area.

This is Torrey Del Mar Park, one of the many parks in Carmel Valley that is surrounded by family neighborhoods.  The trail on the right wraps around the homes and canyons of Carmel Valley.
 

Pacific Highlands Ranch
Just east of Del Mar and south of Fairbanks Ranch, Pacific Highlands Ranch is a community with 2,652 acres of predominately undeveloped land. This community belongs to the top rated schools and school districts of North San Diego.  Pacific Highlands Ranch is focused on creating a strong sense of community through The Town Center, featuring a new high school, a large community park, and a village consisting of retail space, office space, and a transit center.  Pacific Highlands Ranch will soon complete construction of a community employment center, fire station, and recreation center.
 
 

Carmel Valley

This highly desired master plan community is only minutes away from Del Mar, Torrey Pines, and La Jolla Beaches. Families with children are attracted to Carmel Valley because of its large homes and award winning schools. With 4600 attached homes and 4800 detached homes, Carmel Valley has become a place where people can Live, Work, and Play without getting on a freeway.  The community has office buildings mixed in among plentiful parks, shopping and dining. There is also an extensive trail system throughout and around Carmel Valley.
Del Mar Mesa
Del Mar Mesa sits well above sea level and is about 3 miles inland from the coast at Torrey Pines State Beach. Del Mar Mesa is located just north of Los Penasquitos Canyon and south of Carmel Valley.  The large mesa or "table" has under 700 homes and over 2,000 acres, so there is plenty of large lots and open space. This semi-rural community is just a short drive from the ocean at Del Mar and Torrey Pines State Beach.  It is also surrounded by the canyons of the nearby ecological preserve that prohibits the addition of more building.
 
 
Carmel Country Highlands

Carmel Country Highlands is also located to the north of Los Penasquitos Canyon.  It is a plateau to the West of Del Mar Mesa and consists of about 700 homes. This community is made up of 800 acres and it has views of open space, the ocean, and is situated amongst rolling hills.  It was first built on in 1999 but some were built as recently as last year.  The top ranked elementary school in San Diego County is in this community.
Torrey Hills
Torrey Hills was granted permission in 1994 to build near the Los Penasquitos Canyon.  It remains a very protective community and its residents have succeeded at fighting fast food restaurants and  gas stations within the community.  The first homes were built in 1995 today there are approximately 1758 attached and detached homes.  At the heart of the community is a neighborhood park, a YMCA, and an active recreational program for families.
 
 
Torrey Del Mar

This community is part of a larger development to the east called Torrey Highlands which is in a different zip code.  Torrey Del Mar is a well landscaped community known for being safe and neighborly. Many of its more expensive homes are within gated communities, but the heart of Torrey Del Mar surrounds a large, well kept neighborhood park with incredible views of the nearby canyon.
